josh.mortgage uses a compliance review process for mortgage content and consumer communications. Pages, calculators, ads, social posts, email sequences, SMS messages, landing pages, and Realtor educational resources should be reviewed before public use or paid distribution.

Review Before Use

Any public-facing or consumer-facing material should be checked for accurate NMLS and company identification, Equal Housing language where appropriate, required disclosures, consent language, privacy considerations, and claim support.

Rate And Payment Examples

Payment examples, APR, interest rates, down payments, and loan terms can trigger disclosure requirements. Example content should use conservative language such as “example only,” “not a quote,” “not a commitment to lend,” and “subject to credit approval, underwriting, property eligibility, market conditions, and program guidelines.” Rates and terms may change without notice.

Realtor Resources

Realtor-facing tools should be positioned as educational resources for consumers and business support for real estate professionals. Avoid language that suggests exchanging things of value for referrals. If a consumer asks for a Realtor introduction, local professionals may be introduced where appropriate.

Listing Data

Listing-analysis tools should start with manual user-entered details, Realtor-submitted details, permitted MLS data, or approved public data sources. Scraping listing websites without permission may violate third-party terms of service.
